Entrance hall on the raised ground-floor leads to the living room with a large TV, feature fireplace and piano. Separate open-plan, well-equipped kitchen with breakfast bar and dining area. Double doors leading out to the garden with outside dining table and chairs and a charcoal BBQ. On the lower-ground floor, there is the second living room, bathroom (with a toilet, sink and shower) and the utility room. First floor with three bedrooms. Master bedroom with 5ft kingsize double bed and ensuite bathroom (with shower, sink and toilet). Second and third bedroom both with 4ft 6in double beds. Separate family bathroom with a shower over the bath, sink and toilet.

Ideally located within driving distance of many attractions locally! Only 15 minutes drive to Hamworthy beach, 25 minutes drive to Sandbanks beach, 20 minutes drive to Wareham Forest for a great walk out with family and furry friends and 30 minutes drive to Studland for a lovely beach picnic!

Parking - Four off-road parking spaces to the front of the property.

Services - Duvets and linen provided (including bath and beach towels). Central heating. Hairdryer.

Technology - 42 inch Smart TV in raised living Room and 40 inch Smart TV in lower living room both with cable and freeview. WIFI. Blue Ray. CD player.

Kitchen - Fridge/freezer, double oven, 4 ring gas hob, slimline dishwasher, microwave and washer/dryer.

Restrictions - No smoking. Pets permitted (one medium dog).

Same day bookings can be accepted if received before to 6pm (4pm on Sundays) when our office closes. Arrivals out of office hours can be organised if requests are received before 6pm (4pm on Sundays).

Location

Corfe Mullen is a large village on the north-western edge of the Poole-Bournemouth conurbation, surrounded by the Green Belt and forming part of the rural district of East Dorset.

The name Corfe Mullen is derived from the Old English corf "a cutting or pass", and the Old French molin "a Mill" a reference to the old water mill which still spans the River Stour, where the village originally stood.

Accessibility is good, with easy access to the local road network and the A31 Ringwood/Dorchester trunk road. Upton Heath, to the south of the village, is excellent for dog walking and bird watching and offers spectacular views from its summit over Poole and the harbour beyond. The National Trust’s magnificent Kingston Lacy estate is a short drive away, once home to the Bankes family and the site of Badbury Rings iron-age hill fort. The market town of Wimborne with its eponymous Minster lies 3 miles to the north, whilst the blue-flag beaches of Poole and Sandbanks are just 8 miles south.

The village has a 44-acre recreation ground at Blandford Road for kids to run off their energy, plus over 11 acres at the Springdale Road Open Space, in the southern part of the village.

Local hostelries offering food and drink include The Dorset Soldier, The Holmbush Inn and The Coventry Arms, whose gardens run down to the Stour. Retail facilities include a Co-op supermarket and neighbourhood shops.
