Lulworth House is a spacious four bedroom, two reception room detached house located close to award winning beaches and the stunning Poole Harbour. This well presented house is offered with a beautiful Hot Tub (charged separately) and garden cabin / games room - a super property for family holidays. Lake Yard Restaurant is a short stroll away and membership card provided for discounts. Hamworthy Beach and park are on the doorstep, Poole Quay with super restaurants a few minutes away and the Jurassic Coast and wider area of Dorset are only a short drive away - all waiting to be explored!

Entrance hall leading in to an open plan living / dining room with Smart TV and modern log burner. Patio doors leading into conservatory / snug (complete with further seating and some childrens' toys) and with further doors opening onto the garden. The kitchen located off the hallway is well presented with breakfast area and wall mounted Smart TV. Integrated appliances including feature gas hob, extractor and electric oven, microwave, coffee machine, fridge / freezer, wine fridge and dishwasher. Separate utility room with washing machine and tumble dryer. Separate ground floor W.C.

On the first floor you will find the four bedrooms - master bedroom with superkingsize 6ft bed with memory foam mattress, fitted wardrobe. Bedroom 2 with 4ft 6ins double, smart TV, window seat and fitted wardrobe. Bedroom 3 with 5ft kingsize bed and patio door style windows. Bedroom 4 with a single day bed and pull-out single trundle bed. Family bathroom with large walk-in shower, his and her sinks, W.C and heated towel rail. There is a desk with computer monitor that may be used in the first floor hallway area.

Outside in the enclosed garden is the perfect spot for alfresco dining and family entertainment with stunning garden furniture, gas BBQ, and trampoline. Hot Tub also available (extra charge). Cabin / games room with TV, treadmill, sofa and childrens' table.

Parking - 3 off-road parking spaces to the front of the house (garage not for guest use). There is EV charging locally at The Yatchsman pub for those that require electric car charging.

Services - Duvets and linen provided including bath towels. Gas central heating. Retractable stairgates top and bottom of stairs. Hot Tub (charged separately at £300 per week).

Technology - WIFI. Smart TV living area and separate snug TV room. Smart TV.

Kitchen - Gas hob, extractor and electric oven, microwave, coffee machine, fridge / freezer, wine fridge and dishwasher. Washing machine and tumble dryer (in utility room).

Restrictions - No smoking. Pets permitted. No electric car charging permitted on-site.

Same day bookings can be accepted if received before to 6pm (4pm on Sundays) when our office closes. Arrivals out of office hours can be organised if requests are received before 6pm (4pm on Sundays).




HAMWORTHY - POOLE'S INNER HARBOUR AREA - Just 10 minutes` walk from Poole Quay via Poole`s historic lifting bridge, Hamworthy is a quieter, predominantly residential area and Harbour Reach is the latest example of regeneration in this convenient location. The development offers some of the prettiest views of the natural harbour with Poole Yacht Club in the foreground and a wonderful vista across the harbour, to Corfe Castle and the Purbeck Hills beyond. Located close to Cobb`s Quay Marina Hamworthy is a great base both for strolling into Town, and for driving out to explore the wider Dorset region.

100% would return to this house. Such a stunning home and exceeded our expectations.This property exceeded our expectations. Decorated and furnished to an excellent standard. Layout was perfect and catered to all of our needs. Our 18 month old enjoyed the space and toys, our older children loved the summer house (their den) and the hot tub and the adults loved the comfort and added extras. The staff were amazing, even checked in with us the day after we arrived to ask if there was anything we needed help with. Absolutely perfect little get away.Everything was great.

location was fantastic 20-25 mins walk and you were in Poole Quay. Good large family size home good layout. patio decking and hot tub was a plus to be able to use in the lovely Easter Hols sunshine. beds were very good, had beautiful soft bed linen very comfortable.
